Jill’s ability to focus and achieve owners’ expectations, as well as her knowledge on rehabs, lease-ups, compliance requirements, marketing strategies, and her ability to connect to residents and staff alike make her a top leader in the industry.

Shelbie is both a problem solver and a developer of talent, and has great strengths in budgeting/financial management, due diligence/acquisitions, and strategic planning for distressed communities. As Vice President of Property Operations, Shelbie is responsible for the oversight of the HPM Companies’ current portfolio. Responsibilities include budgeting, cash-flow analysis, revenue management, contracts and negotiation, acquisitions, and special projects. Shelbie is also a volunteer with her sorority, Sigma Kappa.

Vicki Miller serves as Vice President of Resident Services for Herron Property Management. Vicki has designed the company’s Resident Services Program, which takes a holistic approach to improving the viability of our properties and the quality of life for our residents by increasing the residents’ access to services and by facilitating their participation in programs that enhance their physical, economic, social, and mental well-being. In addition, she oversees the implementation of the program on every level. Vicki has had over 20 years’ experience in human services, including working with seniors, internationals, and families after graduating from Cincinnati Christian University with an Associate Degree in Christian Education. Vicki’s clear vision, leadership skills, and passion to support the staff and the residents make her effective as she develops the company’s Resident Services Department.
Vicki is not only passionate about service, but Vicki also loves art, spending time with her family outside, hiking, and playing with her adorable grandchildren.

She became a property manager quickly out of college and was promoted to District Property Manager and then to Senior Regional Property Manager of 14 properties and 3,000 units. Amy has over 9 years of experience in market rate communities, Section 8, and public housing. She is diverse in both Yardi and Realpage software and has extensive knowledge in the implementation of both programs. Amy works closely with the CFO to analyze monthly operations and productivity of each asset. She is a CPM candidate, pursuing her broker’s license. She specializes in new development lease ups, budgets, marketing strategies, NOI, and resident retention.

She first began her career in property management as a floating leasing agent assisting 8 different apartment communities in 3 different states. Since then, Stephanie accumulated several years of software experience, where she has supported more than twenty-five property takeovers and implementations. Her software experience includes: Yardi, RealPage, BlueMoon, InfoTycoon, LeaseLabs, and Resite. Stephanie obtained her law degree at the Indiana University Robert H. McKinney School of Law in 2024.

Ginai Lewis-Manning currently serves Herron Property Management as the Director of Compliance. Ginai received her Bachelor’s degree in Industrial Technology from Alabama Agricultural & Mechanical University. She later received her Master’s Degree in Public Administration, graduating from Indiana Wesleyan. Ginai started her real estate experience with a local non-profit in Indianapolis in 2013, where she managed 84 units, mostly affordable housing. Her role later switched to Operations Manager. Ginai has experience with Community Development Block Grant (CDBG) and Home Investment Partnerships (HOME) compliance. She has also been certified as a Housing Development Finance Professional (HDFP) under the National Development Council. She began her career as a leasing agent in 2001, and was promoted to Property Manager, then District Manager, and currently serves as a Regional Property Manager.. Laura has over 20 years of experience managing lease up, market rate, section 8, and public housing. Laura’s experience has expanded into Indiana, Ohio, and Tennessee. Laura focuses on the solution and not the problem. Laura was also trained has a solution-focused therapist at the Christian Theological Seminary where she learned how to master the art of relationship building and collaboration which has helped in her multi-family industry career. Claire Miller serves as a Developer & Asset Manager for Herron Property Management. Claire received her bachelor’s degree in Finance with a minor in Management from Anderson University, and she went on to graduate with her MBA from Cedarville University in 2023. She began her career in 2017 as a Development Intern assisting with tax credit applications for LIHTC housing projects, which she continued throughout her time in academia. In 2023 she began full-time as a Development Project Manager, and she now takes on the role of Developer & Asset Manager for Herron Property Management. Her responsibilities include locating development sites, performing feasibility studies, analyzing financing options, leading funding applications, and assisting in contract negotiations. Additionally, Claire helps with operations by assisting with owner and investor relations, financial reporting, and operations analysis. In her free time, Claire loves being active, cooking, spending time with loved ones, and caring for her dog.

She has been in the multifamily industry for 23 years serving in positions such as Property Manager, Floating Manager, Senior Property Manager, Regional Assistant and District Manager.
