Carmia started in the property management industry in 2011 after spending several years as a staff accountant for a non-profit economic development company in Hamilton County, IN. Carmia started her career in the industry as a manager for a 453-unit property undergoing a multimillion-dollar renovation. She continued to work in the industry as a corporate trainer for third-party tax credit, HUD, and renovating communities. She trained new/existing managers with updated software, authored training manuals, and developed standard operating procedures. Carmia also has extensive experience in HOA and student housing. Stephanie Payson currently serves as a Director of Software Implementation and Training for AMP Residential. Stephanie received her bachelor’s degree at Ball State University. She first began her career in property management as a floating leasing agent assisting 8 different apartment communities in 3 different states. Since then, Stephanie has had several years of software experience, where she has supported more than twenty-five property takeovers and implementations. She has been in the multifamily industry for over 5 years. Her software experience includes: Yardi, RealPage, BlueMoon, InfoTycoon, LeaseLabs, and Resite. Stephanie is currently pursuing her law degree at the Indiana University Robert H. McKinney School of Law.

She became a property manager quickly out of college and was promoted to District Property Manager and now acts as a Senior Regional Property Manager of 14 properties and 3,000 units. Amy has over 9 years of experience in market rate communities, Section 8, and public housing. She is diverse in both Yardi and Realpage software and has extensive knowledge in the implementation of both programs. Amy works closely with the CFO to analyze monthly operations and productivity of each asset. She is a CPM candidate, pursuing her broker’s license. She specializes in new development lease ups, budgets, marketing strategies, NOI, and resident retention.

Shelbie Hill serves Herron Property Management as a Regional Property Manager. She received her bachelor’s degree from Indiana State University where she found her love for property management. Shelbie started her career as a compliance intern, helping support Section 42 Tax Credit properties. She quickly became familiar with market rate communities where she floated to support different communities on lease-ups, marketing procedures, and operational expectations. Shelbie was a huge lead in the start of a relationship between the Indianapolis Coordinated Entry Program and Herron Property Management. Shelbie made connections with Coburn Place, Coalition for Homelessness Intervention and Prevention, HUD-VASH, Section 8, and HVAF of Indiana. Herron Property Management has housed over 70 homeless veterans and families. Since then she has overseen four properties that have gone through complete rehab. Shelbie currently oversees 7 properties that have completed extensive rehabs. In addition, her regional experience has expanded into Indiana, Illinois, and Ohio
